Buzzards Perch – Booking Terms & Conditions

1. Summary

  • A 30% booking deposit is required to reserve your stay.
  • A non-refundable £50 Booking Fee is also due at the time of booking.
  • The remaining 70% balance, plus a £150 Good Housekeeping Bond, is due 60 days before arrival (“the due date”).
  • If you cancel before paying the balance, or miss the due date, your booking is automatically cancelled and the deposit is non-refundable.
  • You may cancel free of charge within 24 hours of receiving your Booking Confirmation, provided your stay is at least 60 days away.
  • Minimum stay: 7 nights
  • Maximum stay: 28 nights
  • Changeover day: Saturday
  • Pets: No pets allowed (except for registered assistance dogs - payment of additional fee required).

 

2. Definitions

  • Booking – Your request to occupy the Property for the Holiday Period, once accepted.
  • Booking Deposit – Initial payment to secure your Booking.
  • Booking Details – Dates, number of Guests, Rental Charges, and any additional terms.
  • Guests – People staying at the Property during the Holiday Period.
  • Holiday Period – Agreed period of your stay.
  • Property – Buzzards Perch, Pendra Loweth.
  • Rental Charges – Total price payable for the Booking.
  • Rental Contract – Legally binding agreement between you and us.
  • Rental Services – Services provided in connection with your Booking.
  • Site – Our website where the Property is advertised.
  • We/us/our – The owners of the Property, Declan & Karen.
  • You/your – Person making the Booking.

 

3. Booking Contract

  • A Booking is confirmed once we issue written confirmation and receive your Booking Deposit.
  • These Booking Terms form the Rental Contract.
  • You must be 18 years or older to make a Booking.

 

4. Your Booking

  • The person making the Booking is responsible for compliance with these terms by all Guests.
  • All information provided must be accurate and up to date.
  • Bookings may not be transferred without our written consent.

 

5. Property Use

  • Property is let for holiday purposes only.
  • Occupancy may not exceed the maximum stated in your Booking Details (up to 6 Guests).
  • No pets allowed (except for registered assistance dogs - payment of additional fee required).
  • You may not use the Property for business, events, or functions.

 

6. Fees, Charges & Payment

  • Prices are in pounds sterling.
  • We will notify you of any pricing errors before confirming your booking.
  • Booking Deposit: 30% of total Rental Charges + £50 Booking Fee.
  • Rental Balance: Remaining 70% + £150 Good Housekeeping Bond, due 60 days before arrival.
  • Extra services:
    • Additional cleaning: £100
    • Additional linen/towel change: £100
    • Registered Assistance Dog fee: £100 per week
  • Good Housekeeping Bond: Returned within 15 working days after checkout, less any deductions for damage, loss, or extra cleaning.

 

7. Payment Terms

  • Payment by BACS bank transfer.
  • Late payments may incur interest at 4% above Bank of England base rate.
  • Exchange rate fluctuations may adjust the Rental Balance if changes exceed 5%.

 

8. Cancellation & Changes

  • Check Booking Confirmation for errors and notify us promptly.
  • Amendments may incur additional charges or a £50 admin fee.
  • You may cancel free of charge within 24 hours if your stay is at least 60 days away.
  • If cancelled after this, deposit is non-refundable.
  • You may not transfer your booking to another person; you remain responsible for all charges.
  • We may cancel your booking due to safety, property issues, or events beyond our control. Refunds will be issued for payments made.

 

9. Arrival & Departure

  • Arrival: After 3:00pm
  • Departure: By 10:00am
  • Failure to depart on time may result in additional charges.

 

10. Guest Responsibilities

You must: - Provide accurate contact information. - Ensure payments are made on time. - Respect neighbours and the property. - Use the property responsibly and for holiday purposes only. - Report damages and pay for replacements/repairs. - Pay £40 if keys are lost. - Allow access for inspection or emergency with reasonable notice. - Ensure Guests comply with these rules.

Breach of these responsibilities may result in refusal of entry, early termination of the Rental Contract, and forfeiture of payments.

 

11. Our Responsibilities

We will: - Provide the Property in clean, good condition. - Ensure exclusive use during the Holiday Period. - Respond to queries and complaints promptly. - Comply with applicable laws (fire, health, safety). - Respect Guests’ privacy except in emergencies or with notice.

 

12. Damage & Insurance

  • You are responsible for all damage caused by you or your Guests.
  • Report any damage or breakages immediately.
  • Comprehensive travel insurance is strongly recommended.

 

13. Pets

  • No pets allowed (except for registered assistance dogs - payment of additional fee required).
  • You are responsible for all damage caused by your registered assistance dog.
  • Your registered assistance dog must not be left unattended or allowed on furniture or beds.

 

14. Liability

  • We do not exclude liability for death or personal injury caused by negligence, or for fraud.
  • We are not liable for:
    • Business losses (profits, data)
    • Loss/damage to personal belongings unless caused by our negligence
  • Statutory consumer rights remain unaffected.

 

15. Ending the Contract

  • You may end the contract if there is a significant error in Booking Details or charges. Refunds will be issued.
  • We may terminate the contract if you breach any terms, fail to pay bonds, or events beyond our control prevent performance.

 

16. Complaints

  • Contact us by email or telephone. We will make reasonable efforts to resolve complaints.

 

17. General Terms

  • Communications may be electronic.
  • English law governs the agreement; disputes in English courts.
  • Delay in enforcing rights does not waive them.
  • Changes to these Terms may be made with 7 days’ notice; existing confirmed bookings are unaffected.
